What is Leasehold Buildings Insurance?
This is a type of property insurance policy that covers your leasehold property for any damages to the building’s structure. The building’s structure would include internal walls, ceilings, floors and anything fitted inside your home.

Who should I contact if I need to make a claim?
Contact Sedgwick’s - claims handling company appointed by Protector. They can be contacted by phone on 0161 823 1912, 9am-5pm Monday to Friday or you can email them at protectorclaims@uk.sedgwick.com quoting the policy number 3133440.
Please note
You must make a claim as soon as the incident occurs, with full details to be provided within 30 days since you made your claim (or 7 days in respect of riot or malicious damage), which includes supporting evidence in writing. The Police must be notified as soon as possible in the event of theft or malicious damage.
Do I need to contact Sutton Housing Partnership when making a claim?
If you have submitted a claim through Protector and notified Protector about an update on your claim, you do not need to contact Sutton Housing Partnership. However, if there are any repairs/actions that you believe are for SHP to handle, please contact them separately.
Does this insurance cover contents inside my home?
No - contents are all personal belongings inside your home such as furniture, carpets, curtains, televisions and items not permanently attached to your building’s structure.
It is your responsibility as the leaseholder to arrange your own contents insurance if you wish to do so. If you don’t, there is a risk of your contents getting damaged that will not be covered under your Leasehold insurance. Any claim against the London Borough of Sutton for contents damage would only be successful if you could provide negligence on the part of Sutton Housing Partnership.
My claim relates to a service delivery failure
If your claim relates to a service delivery failure, please contact Sutton Housing Partnership directly. However, to reduce any stress caused, we would advise contacting your insurers as soon as you receive an issue via the details above.
Selling your leasehold home
If you are selling your home you will need to request a leasehold seller's pack/pre-assignment enquiry.
Lease extensions
The London Borough of Sutton manages requests for leasehold extensions following the legal process. A solicitor should be instructed to serve the necessary notice on your behalf.
